1.1 All in stock items will be delivered to your door within 3 to 5 business days (Sydney and Melbourne Metro). For all custom orders, the standard manufacturing process takes between 8 to 12 weeks. If your location is outside of Sydney and Melbourne Metro, you need to call or email us for a shipping quote.

1.2 Due to the nature of imported goods, there can be delays in the shipment of product. Fancy Homes will not be held responsible for delays beyond our control including delays in shipping or discontinued materials, transport difficulties, and staff problems. However, as a business, we fully understand the importance of prompt delivery and would strive to do our best.

1.3 Delays in materials (leather/fabric/wicker etc) availability are a common occurrence. If the materials you have chosen are out of stock for long periods of time or discontinued you can either wait for out of stock materials or select another materials to the same value as your order.

1.4 Once your order has been arrived, our staff will contact you prior to delivery to discuss your requirements and schedule a convenient time for you to receive your order. Sydney and Melbourne metropolitan deliveries can usually be delivered within a narrow window. Our courier company will also contact you by phone prior to delivery.

1.4 Delivery tracking information will be sent to every customer via email. Buyer is responsible for sending the correct delivery address and a contact number (mobile number preferred) for delivery purpose. We will not take responsibility for delay in delivery due to incorrect information provided.

1.5 It is important that someone is at home to receive delivery of your purchase on the designated day. All orders require a signature on delivery, unless we are instructed otherwise (to leave your order at your door) prior to delivery. If you are not home to receive goods, second time delivery may attract extra courier fees.

1.6 The Standard delivery charge includes delivery service to your door (ground floor only), unless other specific requirements have been advised and are printed on your sales order.

Please Note that the following service are NOT include in a standard delivery charge:

  • Unpacking wrapped furniture
  • Removal of packing materials
  • Furniture assembly
  • Remove old furniture

A ‘Gold Delivery Service’ including unpacking of your furniture, minor assembly and disposal of packaging materials can be arranged for you if required but at extra charge. Please consult our salesperson for detailed price and notice before we despatch your items.

1.7 Deliveries where there is difficult access, multi-level stair access (more than 2 flights of stairs) or deliveries where the truck has to be parked away from the delivery site will incur an additional charge. Please add an extra fee of $20 per level for time and special handling charge.

1.8 Please note that some delivery locations have special requirements and we requests that these conditions are nominated prior to delivery. They include:

(a) Greater than 2 flights of stairs.

  • High rise buildings with small lifts.
  • Long distance from the truck “lift off” point.
  • Stairs too narrow to move normal furniture.
  • Delivery where cranes or block and tackle are required (eg. delivery over a balcony.

1.9 It is very important that sufficient, clear and safe access is available to deliver the goods you have purchased. Please make sure that you measure all entry doors, stairs, lift and any narrow doorways carefully, If you do not advise us in advance of any potential obstacles, your delivery will not be attempted and your furniture will be returned to our warehouse. Any subsequent delivery attempts will be made at the customer's expense.

Pick Up

2.1 Pickups are welcome by yourself or use your own courier via appointment. You must be made by appointment via contact our showroom 24 hours prior to pickup. 

2.2 Please make sure you have an extra helping hand, as our warehouse staff will be limited to help lifting lounge sets. Moreover, take all the necessary steps to ensure the safety of your product. Carrying it on the roof of your car or squeezing it in may cause some damage. Fancy Homes will not be responsible for any damage on products after picking up from store.

2.3 Please DO show the original Sales Order or full payment confirmation letter to our logistics, if not, our logistics reserves the right to reject this pickup.


3.1 We will notify you within 48-72 hours after we confirm the exact date of item arrival. Please note: your item must be picked up, i.e., either you pick up it from our warehouse, or you’ve paid delivery and we arrange delivery for you, within 10 days from that day, or there is a $20 per day charge for storage.

3.2 If you did not contact us or pay the balance within 10 working days after our final notice of order arrival. As a result, we have the right the cancel the order and storage fee will be deducted from your deposit.

3.3 We understand many uncertainties incur during renovations and construction on your home. Please let us know as soon as you become aware to avoid the extra storage charge.
